What a hot summer it has been so far in Fernandina Beach. The temps are in the 90's everyday and the humidity is high. There is usually an afternoon thumderstorm that rolls by. Guess it is typical Florida weather.
The real estate market is slowing down. Homes under $150,000 are selling well since our area did not have a lot of affordable housing. Homes in the $300,000 - $500,000 are still sitting on the market and not moving as quickly. Buyers are looking for those deals.
North Hampton is still one of the best communities to live in off the island. It has a community swimming pool, playground with soccer field and tennis and basketball courts. The Arnold Palmer signature course runs through the community so many of the homes have golf course views. There is a kayak and canoe launch with a outdoor pavillion that overlooks Lofton Creek and the marsh. Great place to walk your dog, ride your bike or fish off the pier.
As of today according to the Nassau County MLS, there are 42 residential homes for sale from $199,999 to $709,900. The pricing depends on size and location of home. There are 22 buildable lots for sale from $95,000 to $239,900 with the least expensive being preserve/wooded lots and the more expensive being golf course or marsh lots.
Year to date, 16 homes have sold in North Hampton. The average list price was $313,019 and the average sold price was $297,022. The average days on market was 115 and the price differential sold to list was 94.89%.
Now is a great time to buy in a great community. The community have maintained its value in curb appeal and neighbors take pride in their homes. You should be able to find a new home or relatively new home for a great price in this buyer's market.
